What You Need to Know About Local Property Tax (LPT) in 2025

Local Property Tax (LPT) is a tax on residential properties in Ireland, used to fund the provision of services by local authorities. For 2025 and beyond, the tax structure remains largely the same, but there are important dates and guidelines homeowners need to keep in mind.

How LPT is Calculated

LPT is based on the market value of your property on the valuation date, which for LPT is 1 November 2021. This value will be used to calculate your LPT from 2022 to 2025. LPT rates vary depending on the value of your home, ranging from those valued under €100,000 to properties worth over €1 million. Property owners are required to self-assess the value, though the Revenue Commissioners may adjust values if necessary.

Who Pays the Tax?

LPT is the responsibility of the property owner, regardless of whether you live in the home. Where there is more than one owner of a property, a decision must be made on who will pay the tax, as Revenue can collect it from any of the owners!

Exemptions, Reliefs, and Variations

Certain exemptions and reliefs are available, including for homes owned by incapacitated persons or vacant properties which are not suitable to be used as dwellings. Additionally, local authorities have the ability to adjust the LPT rate within their area, giving them flexibility to meet local needs.

Payment Deadlines

The deadline for paying your LPT depends on the payment method selected:
  • January 2025 – Phased payments begin for deductions at source and regular cash payments through a payment service provider.
  • 10 January 2025 – The final date to pay in full by cash, cheque, or credit/debit card.
  • 15 January 2025 – Monthly direct debit payments start, continuing on the 15th of each month.
  • 21 March 2025 – Deduction date for Annual Debit Instruction (ADI) payments.

Conclusion

Staying informed about your LPT obligations and payment options is key to ensuring timely payments. Choose the method that suits you best and feel free to reach out should you need any further assistance or have additional questions!
